Villa Fosca is a new luxury villa located in Tulum, Riviera Maya, México. This property is nestled inside La Privada – Aldea Zamá – a luxurious and private residential community, in between Tulum’s iconic white beach and its eclectic downtown. Villa Fosca is the perfect location to enjoy with your family or group of friends, as it can accommodate up to 10 people. Tucked away in the Mayan divine jungle, this luxury home offers a sense of comfort, peace, and tranquility, inviting guests to feel one with nature.
General house features include: 4 bedrooms( two of which are master bedrooms), 6 bathrooms, 2 fully equipped kitchens (one of which is on the rooftop), an outside patio, 3 dining areas, a rooftop bar and a rooftop pool overlooking the jungle. Guests will be offered full Concierge Service and Daily Maid Service once a day. Extra Services include Masseuse, Private Chef, Yoga & Pilates, Airport Pick up, Babysitter.
Villa Fosca and Villa Virginia are sister properties of Jashita Hotel Tulum, in Soliman Bay. In addition to the private amenities offered at the villa, guests will also have free access to Jashita Hotel’s beach and facilities and will be able to enjoy a 10% discount at its restaurant, Pandano Restaurant Grill & Cocktail Bar, as well as a 20% off at its spa on the beach, Caoba Spa. Guests staying at Villa Virginia will also have access to La Privada’s large community pool, tennis courts, and other recreational areas.

Smoking only permitted on the rooftop area and patio.
Check-in is at 3:00 pm, check-out is at 11:00 am. For late check-in (subject to availability) an extra fee may apply.
Cancellation Policy
Following the COVID-19 Pandemic, we are extending our cancellation and payment policies to provide further flexibility.
For all reservations with arrival through December 31st, 2021:
– Reservations can be canceled without the 10% penalty fee and with a full refund up to 24 hours prior to the check-in date.
– The full prepayment will be charged 48 hours prior to the check-in date and not upon booking confirmation.
– No refunds for no-shows and for cancellations done less than 24 hours prior to arrival date.
Payment Method
All rates are in USD per night and subject to 19% Tax.
A security deposit of $1000 USD may apply.
The outstanding balance for your accommodation will be requested before check-in.
